OKLAHOMA CITY – HotelBrokerOne (HB1) announced Champion Hotels has acquired a 4-hotel portfolio in Oklahoma from American Hotel Investment Properties (AHIP), a national REIT. 

According to HotelBrokerOne, whose offices in Oklahoma City and Dallas led the deal, the purchase which closed on Dec. 6 consisted of two Holiday Inn hotels and a Staybridge in Oklahoma City, and a Hampton Inn in Woodward, Oklahoma, all together totaling 440 rooms. Public records show an aggregate purchase price of $26,250,000 for the four properties. 


HotelBrokerOne sells the Holiday Inn Express & Suites – Lewisville, Texas

Lewisville, TX – In late May 2022, HotelBrokerOne completed the sale of an 89 room Holiday Inn Express & Suites located near Vista Ridge Mall and I-35 in Lewisville, TX.  The hotel opened in 2001 and received a substantial upgrade in 2018. It has been awarded IHG’s prestigious Torchbearers Award continuously since 2016, IGH’s highest award for customer satisfaction.

Broomfield, CO – HotelBrokerOne (“HB1”) Denver completed the sale of the land at 460 Flatirons Blvd. in Broomfield, Colorado on June 30, 2021. Pivot Development Co., an Indiana-based multifamily residential developer, is planning a large, new apartment community near the intersection of Flatiron Boulevard and Interlocken Loop. The complex will be known as The Lock at Flatirons. Matt Hare, President of Pivot announced permits are in hand for The Lock at Flatirons, which will be Pivot’s inaugural development in Colorado. This limited service, 92-unit hotel is located in Northwest Oklahoma City, at the crossroads of the John Kilpatrick Turnpike/Interstate 44 and Lake Hefner Parkway. Dallas, TX – HotelBrokerOne (“HB1”) completed the sale of the Comfort Suites in NW Dallas, Texas.  This limited service, comprehensively renovated, 103-unit 4 story hotel is located near Love Field and adjacent to the I-35 corridor.  The hotel was sold May 19, 2021 for an undisclosed price to a California buyer with previous hotel experience.  The new owner will manage the hotel as a Comfort Suites.

Quality Inn converts to Siegel Suites

Jackson, MS – HotelBrokerOne recently completed the sale of the Quality Inn located in Jackson, MS. The hotel is 138 units and was sold to a Nevada hospitality investment company, Jackson Miss Holdings LLC. The Hotel, which was a La Quinta until recently, is now being converted to an apartment and extended stay property operating as a Siegel Suites. Champion Hotels Acquires Tower Hotel

OKLAHOMA CITY – The recent purchase of the Tower Hotel on Northwest Expressway is a win-win for Oklahoma City, giving new life to a city landmark and bringing Oklahoma City a new Embassy Suites hotel.

HotelBrokerOne, along with NAI Global, brokered the deal.  A local ownership group led by Champ Patel plans to convert the 354-room Tower Hotel, formerly a full-service Marriott until 2013, into a 215-room Embassy Suites within the next year.

Plans include not only converting the property to a two-room suite layout, but also constructing an additional 95-room limited service property adjacent to the hotel in a space that is now parking — an area that will no longer be needed due to the reduced room count.

Stanton, TX – HotelBrokerOne recently completed the sale of the hotel formerly known as the Cobblestone Inn, located in Stanton, TX. The hotel is 54 units and has been closed for over a year. The hotel was sold to a Texas hospitality investment company, Shiv Gange III. 

The Hotel, constructed in 2014, is in excellent condition and will reopen within the month. The recent increase of activity in the Permian Basin led to a quick sale. Wichita, KS – HotelBrokerOne, in conjunction with Gallegos & Associates, Inc., sold a popular hotel located near Towne East Mall.  This 97 room, 6 story hotel was purchased by a California based private investor for $3,235,000.

The Garden Inn and Suites, formerly LaQuinta, was constructed in 1973, and is being converted to Red Roof Inn Plus.  Buyers are planning extensive renovations to the hotel together with an intensive staff training program to improve investment returns for years to come.

Dallas, TX – HotelBrokerOne, in conjunction with Sunbelt Hotel Brokers, sold a popular hotel located in the University area of Tyler, TX.  The 73 room, 3-story hotel on SE Loop 323 was purchased by a California based private investor at an undisclosed price.

Prescott, AZ – HotelBrokerOne recently sold the lovely Comfort Inn located in Prescott, Arizona.  The hotel was rebranded, upon sale, as a Days Inn with the Buyer planning significant improvements and renovations to follow.

 Junction City, KS – HotelBrokerOne recently sold the Holiday Inn Express located on Interstate 70 in Junction City, Kansas. The hotel is a 60 unit property that was sold with an expiring Holiday Inn Express franchise for an undisclosed price to Shree Bholenath Real Estate, LLC.

The hotel is no longer a Holiday Inn Express effective May 1; however, the new ownership has reached an agreement with Choice Hotels to convert the hotel to a Comfort Inn. While the hotel is undergoing major upgrades to the hotel, it will continue to operate independently with an expectation of full branding as a Comfort Inn in the fall/winter of 2017. HotelBrokerOne (HB1) is pleased to announce the sale of Best Western Plus Otay Valley, located in Chula Vista, California. The three story, exterior corridor property offers proximity to Tijuana, Mexico and San Diego's downtown providing a perfect location for corporate and leisure travelers. The property was sold via an off-market transaction from Pacifica Host Hotels to a California based hotel ownership group. The parties were represented by Leigh-Anne Ashton, Bruce Holmes and Harry Hashim.

The 118-room hotel sold for an undisclosed amount and included the assumption of the current CMBS loan. The hotel will retain the Best Western franchise and significant capital will be deployed for renovations. The buyer has assumed management of the hotel operations. The hotel will be their third Chula Vista property.

Dallas, TX – HotelBrokerOne recently sold a popular hotel located in Addison, TX, a part of the Dallas metroplex. The 102 room Holiday Inn Express, located just off of Beltline, sold to a Frisco, TX based investment group at an undisclosed price. HotelBrokerOne represented an Oklahoma City and Dallas based ownership group.

The Holiday Inn Express will retain the franchise until spring of 2017, when it will convert to another brand.  Significant improvements are planned in anticipation of the brand change and renovation will begin in the fall.  Renovation costs are believed to exceed two million dollars and will ensure that the hotel remains a competitive property for years to come.

Kansas City, MO – The La Quinta Inn & Suites Kansas City Airport has been successfully listed, marketed, and sold by HotelBrokerOne. The hotel was listed for less than seven days prior to HB1 obtaining multiple acceptable offers, with total transaction time being just over ninety days from start to finish.  The hotel will undergo a significant renovation and remain a La Quinta Inn & Suites. The La Quinta was the second hotel acquired by the purchaser in as many months in the Kansas City Airport area.

Batesville, AR – HotelBrokerOne recently sold of a portfolio of two hotels located in Batesville, Arkansas. The sale included the 65 room Holiday Inn Express and the 123 room Ramada Inn. 

The two hotels will retain the same franchise status, while undergoing significant improvements to both of the properties. The Holiday Inn Express is expected to have a million dollars’ worth of renovation. 

“The Express was relicensed under the condition of meeting Holiday Inn Express’ new Formula Blue standards, which will continue to make it the premiere hotel in Batesville, and one of the nicest in Northeast Arkansas after renovation”, said Vice President Ted Holmes of HotelBrokerOne.
