HotelBrokerOne Denver sells 460 Flatirons Blvd. land, Broomfield multifamily project soon underway

Broomfield, CO – HotelBrokerOne (“HB1”) Denver completed the sale of the land at 460 Flatirons Blvd. in Broomfield, Colorado on June 30, 2021. Pivot Development Co., an Indiana-based multifamily residential developer, is planning a large, new apartment community near the intersection of Flatiron Boulevard and Interlocken Loop. The complex will be known as The Lock at Flatirons. Matt Hare, President of Pivot announced permits are in hand for The Lock at Flatirons, which will be Pivot’s inaugural development in Colorado. The project’s 261 units will offer upscale lifestyle features including upgraded fixtures and finishes plus amenities for residents of the 675-1425-square-foot unit mix. Monthly rents will range from $1400 to $3500. Amenities will include a rooftop lounge with the enviable Flatirons vista, fitness center, pool, bike storage and stations and secure access parking. Ground floor retail will include a mix of artisan food and beverage and personal services for The Lock at Flatirons residents and the surrounding community. “Colorado is a market that we really like,” Hare said. “Even with COVID, there are a lot of good economic drivers. With this location, you have Interlocken [business park], a lot of technology companies, and a number of employers nearby in Boulder.” “We will start construction on this project in coming weeks,” Hare said.
